Property Manager
with base of operations in
Ljubljana, Slovenia.

Specifically, the new recruit will be responsible for managing all the operational aspects for retail properties under management of our Property Management team in Slovenia. This position assumes responsibility for overall performance (commercial, operational, other) of the dedicated properties.

Key Responsibilities

  • Coordinates all operational aspects of the property (coverage related to maintenance requests, the presence of law enforcement, or tenants and customers complaints)
  • Creates an enticing environment to attract prospective tenants
  • Defines and implements strategic and operational plans for keeping the property in representative condition
  • Participates in creation, performs and monitors implementation of the business plan related to the property, including revenues, direct and indirect costs as well as CAPEX
  • Manage the service charge budget of common expenses, attempting to take advantage of the existing synergies to lower the total operating costs of the property
  • Actively participates in preparation of annual Service charger reconciliation process (calculation of consumption cost, redistribution of operational cost to tenants…. etc.)
  • Coordinate, supervise and oversee the suppliers performing cleaning, security & surveillance and maintenance works, as well as the technical aspects of the property
  • Has a responsibility to ensure the property's expenditure falls in line with its budget. This may translate to various activities - rent negotiation, reconciliation of costs, etc.
  • Organizes storing and archiving the property technical and other documentation as well as documentation related to maintenance
  • Serve as the Owner representative in all contacts between the property and the public authorities (Police, City Hall, Fire Brigade, others), to assure that all the operations are running in accordance with the established Safety & Security standards
  • Assures that the Property is in line with the legal responsibility in terms of health & safety
  • Preforms regular site visits of property all over Slovenian territory
  • Works on efficiency improvement and quality of service delivered to tenants and customers
  • Maintain partnership with tenants on the property
  • Participate in lease negotiations with the prospective tenants
  • Coordinates production of monthly reports
  • Advertises and markets the property. While the individual tenants within a property are responsible for their own marketing, property manager ensures the property itself is represented
  • Marketing responsibilities include events planning, community outreach, or advertising via mainstream media
  • Analyzes the regional market, competition, trends in the retail market and similar factors relevant to the competitiveness of the property
  • Other duties in accordance with employer's instructions

Person Specification/Requirements

Education and Experience

  • Degree Level – BSc/BA in Economy, Finance, Organizational or Technical sciences
  • Minimum 2 years of experience in a similar role
  • Fluent in English
  • German language will be considered as an advantage
  • Driving license

Personal Attributes

  • Excellent communication skills (interpersonal savvy, presentation skills, oral and written communication)
  • Must be highly trustworthy and able to handle confidential and sensitive information appropriately
  • High level of professionalism and integrity

IT Technical Abilities

  • Proficient user of MS Office (especially Word, PowerPoint, Excel)
